The following contractual terms delineate the legal agreement between Summit Home Remodeling and the property owner. All architectural consultations, residential alterations, material procurements, and on-site construction operations remain bound by these terms.
By executing a Project Agreement, issuing an initial deposit, or authorising physical work on the subject premises, the Client unreservedly accepts these Terms and Conditions. Summit Home Remodeling undertakes to execute all work in strict accordance with signed architectural drawings, structural blueprints, and detailed scopes of work executed between both parties.
Preliminary estimates and bids remain firm for thirty calendar days from issuance. All pricing estimates reflect visual structural assumptions and disclosed architectural parameters. Unforeseen structural framing deficiencies, concealed mechanical discrepancies, or hazardous material remediations discovered post-demolition will be documented and billed through an official Change Order.
Summit Home Remodeling manages the procurement of building, plumbing, mechanical, and electrical permits required by applicable municipal building authorities. The Client warrants legal ownership of the property and agrees to furnish relevant property surveys, boundary plans, and deed restrictions necessary for accurate regulatory submission.
The Client agrees to grant unimpeded access to the designated construction areas between standard operational hours (Monday through Friday, 7:30 AM to 5:30 PM). The Client must remove personal property, delicate decor, and fragile valuables from adjoining work corridors prior to mobilization. Utility services including operational electricity and running water must be maintained at the property throughout construction.
Any alteration, addition, or reduction to the approved contract plans will be processed strictly via a formal written Change Order. Each Change Order shall document the specific architectural revision, itemized material cost variations, associated labor expenses, and subsequent calendar schedule extensions. Work covered under a Change Order commences solely upon mutual written execution.
Invoicing follows milestone progress benchmarks explicitly outlined in the Project Contract (such as Demolition Completion, Rough Trades Sign-Off, Drywall Installation, and Substantial Completion). Invoices become payable within seven calendar days of presentation. Overdue accounts accrue interest at 1.5% per month. Summit Home Remodeling retains the right to halt site activity if scheduled disbursements remain unfulfilled.
All framing carpenters, master plumbers, electricians, and finishing craftsmen engaged by Summit Home Remodeling are fully licensed, insured, and verified. Craftsmanship is executed in accordance with prevailing International Residential Code (IRC) criteria and architectural precision tolerances. Homeowners agree not to direct, alter, or contract independent trade work with subcontractors on-site.
Project timelines represent realistic construction projections formulated in good faith. Summit Home Remodeling is absolved from financial penalty or liability for calendar delays originating from severe inclement weather, municipal inspector availability, material supply-chain shortages, freight disruptions, labor strikes, civil emergencies, or Force Majeure occurrences beyond reasonable operational oversight.
Contractor protocols mandate rigorous dust containment barriers, floor protection membranes, and daily jobsite sweep-downs. All on-site personnel comply strictly with OSHA workplace regulations. Hazardous waste, construction debris, and demolition materials are systematically containerized and hauled to licensed disposal facilities at designated intervals.
Summit Home Remodeling provides a comprehensive 12-month craftsmanship warranty from the date of final inspection sign-off. Manufactured elements (including cabinetry, appliances, mechanical HVAC hardware, and architectural fixtures) are warranted solely under their respective manufacturer policies. Natural stone variations, wood grain shifts, and hairline drywall settling cracks are normal characteristics and excluded from warranty claims.
Either party may terminate the construction agreement upon ten business days' written notice in the event of substantial material breach by the counterparty. Upon contract termination, the Client shall remit prompt compensation for all completed phases, custom non-refundable materials procured, restocking penalties, and verified labor charges incurred through the cancellation effective date.
These Terms are governed by the statutory laws of the jurisdiction where construction operations occur. In the event of an unresolvable dispute, the parties agree to submit first to formal non-binding mediation before an accredited construction arbitrator. If mediation concludes unsuccessfully, disagreements will proceed to binding arbitration under the Construction Industry Rules of the American Arbitration Association.
All formal contractual notices, architectural change requests, warranty notifications, or legal inquiries must be delivered in writing to Summit Home Remodeling via the verified communication channels detailed below:
